About the business
The Groundfloor Studio is for sale: 100 m² next to Modena station, in a beautiful early-1900s building. Wired control room, live room, and ISO booth. Acoustics designed by engineer Lorenzo Pozzi, with an Anglo-Saxon-inspired approach: box-in-box isolation and treatment of reflections and reverberation. Leased premises with affordable rent. Sale of the business and fit-out, with equipment to be agreed. Information and viewings available upon request.
Business model
The studio generates revenue by making the facility and equipment available to an operator who manages the business. The spaces allow a new owner to offer music and voice recording, production, editing, and mixing services, as well as use the rooms for rehearsals and work sessions.
Competitors
Competition includes recording studios, rehearsal rooms, and home studios in Modena and the surrounding province. The Groundfloor stands out for its professional acoustic design, three dedicated rooms, location next to the station, and affordable rent.
Assets included in the sale
The sale includes the studio's acoustic structure: box-in-box isolation, interior acoustic treatment in the control room, live room, and ISO booth, and audio cabling. Equipment and furnishings may be included in full or in part, by agreement. The property is not included in the sale and is leased.
